Raising a Queenslander: what changes underneath

Raising a Queenslander is one of the most photographed moments in Brisbane building: a whole timber house in the air on steel, a crew underneath, the neighbours watching. It is also, honestly, the easy part. The house comes up in a day. What happens in the months afterwards is where the project is won or lost.

Stumps, bracing and the new ground floor

The original house was built to stand on stumps, and it moves a little as they do. Once it sits on a new lower level it stops moving, and the new structure has to take the loads the stumps used to share. That means a geotechnical test, a structural engineer’s design for footings and bracing, and a lot of steel you will never see. We book and pay the consultants and build from their documents.

Drainage is the quiet one. A house that used to sit over open ground now sits over rooms, and every drop of water that ran under it has to be collected and carried away. Get this wrong and the new level is damp within a year. Get it right and nobody ever thinks about it, which is the point.

Where the stair lands

The single decision that shapes a raise is the stair. It has to arrive somewhere useful upstairs, in a house that was never planned for one, and land somewhere generous downstairs. We draw it first, in concept, because everything else on both levels moves around it.

Most of our raises take nine to twelve months on site. Most families move out for the build. Both of those facts are on the table at the first meeting, along with the estimate, so nobody is surprised by the shape of the year ahead.
